Tourism gentrification of historic centres and semi-peripheral neighbourhoods is a common feature of many global cities, medium-sized cities and smaller localities. New economic opportunities, which can make an urban area with high income potential socially and culturally desirable, stimulate the interest of private individuals and organisations in undertaking actions aimed at the renovation and redevelopment of underused real estate assets. This paper uses a spatial geo-referenced approach to investigate the possible relationship between short-term rentals proposed by the Airbnb platform and the medium-term variation of real estate market values in the city of Milan. The results do not suggest an overlap between the two patterns, as the proliferation of Airbnb accommodations follows a radial pattern starting from the central city, while the growth of real estate values is mainly driven by an axial pattern due to heterogeneous dynamics.
